Utility setup starts before move-in

Do not wait until closing day to understand utilities. For older homes, utility condition can reveal renovation cost, safety risk, and move-in timing.

Electricity

Check provider, meter status, breaker capacity, grounding, old wiring, air-conditioner circuits, and whether the property has enough capacity for your renovation plan.

Gas

Confirm city gas or propane. Gas opening often requires an appointment and a safety check. Old appliances and lines should be inspected before use.

Water and drainage

Confirm municipal water, well water, sewer, septic, leaks, water pressure, and unpaid or unresolved service issues. Septic systems can change maintenance assumptions.

Internet

Remote workers should verify fiber or home internet availability before buying. Installation can depend on road, pole, building, owner permissions, and provider coverage.
