How overseas buyers work with us
A practical process for moving from online curiosity to verified property decisions in Kansai.
1. Define the buyer brief
We start with use case, budget, location, renovation appetite, timeline, and whether the buyer needs a residence, holiday home, rental, guesthouse, or long-term investment.
2. Shortlist with risk context
Properties are filtered by location, price, access, condition, buyer fit, and obvious risks. Cheap listings are not treated as good listings until the surrounding facts make sense.
3. Verify source documents
Before serious decisions, buyers should review registry, road, zoning, utilities, tax, hazard, management, survey, and building-condition information with appropriate professionals.
4. Move to contract review
A Japanese purchase contract and Important Matters Explanation should be reviewed by the supervising broker,宅地建物取引士, and legal/tax advisers where needed before signing.
